One thing we often hear from first time landlords is “Why should I bother fixing up my property.  The rental market is good. I know I can get a renter eventually, so there’s no point in wasting my money on fancy upgrades.”

What these first time landlords are missing is the ability of a well groomed and kept up home to attract a higher quality of renter. The hope when first renting out a home is that the individual or family signing the lease will respect the property and care for it, ensuring the possibility of a great renter-landlord relationship. Among other benefits, this ideal situation means less emergency repairs on the home, since your renter won’t wait till the ceiling caves in to tell you about that ominous leak.

By investing in the appearance of your property, you are letting potential residents know that you care about their comfort while living there, and that you take pride in a good home. By making this visual statement, you attract a higher caliber of renter, one that also cares about the appearance of their home, even if they aren’t the owners.

HGTV blogger Karin Beuerlein lists appearance as one of the top four ways to attract great renters. “Often, especially if the rental market is hot, you’ll get responses within the hour. The first applicants who show up to see the house are often the most motivated and organized; they’ve been watching the classifieds and they jump on new listings that look good. Motivated and organized applicants also tend to make conscientious tenants, so you want to impress them.”

Putting granite in a rental home is a great way to 1) attract better renters 2) never have to buy new countertops again and 3) invest in the house so that when you go to sell it one day that granite will do all the talking.
